HOME INSPECTION: “Home inspection services” means a limited visual examination of the following readily accessible installed systems and components of a home: the structure, electrical system, HVAC system, roof covering, plumbing system, interior components, exterior components, and site conditions that affect the structure, for the purposes of providing a written professional opinion of the condition of the home. FS 468.8311 (4).

4-POINT INSPECTION: “Citizens (insurance company) requires a four-point inspection for all homeowner, dwelling and mobile home applications for properties more than 30 years old. A Florida-licensed inspector will check the home’s electrical system, plumbing, heating/cooling system (HVAC) and roof. The inspector must provide the age, type and condition of the wiring, heating and plumbing systems, and roof. Any serious hazards or deficiencies (such as exposed wiring, active leaks or evidence of leaks) should be repaired before an application for coverage is submitted.” https://www.citizensfla.com

OLD ROOF: “Roofs older than 25 years (shingle or other type) or 50 years (tile, slate, clay, concrete, or metal) require documentation showing at least three years remaining useful life. A Florida-licensed inspector must conduct an inspection of the roof to check for any visible signs of damage or deterioration. When a roof has less than three years of remaining useful life, the homeowner must provide proof of a full-roof replacement to the inspector before any policy is written on the home. The inspector will complete a Roof Inspection Form verifying the roof is in good condition.” https://www.citizensfla.com

WIND MITIGATION INSPECTIONS: “Wind-damage mitigation features protect against wind damage by helping your home withstand [hurricane or other severe storms].
Documenting the presence of   qualifying mitigation features on your home through a wind mitigation inspection may save you money by helping you qualify for mitigation discounts on your insurance policy.https://www.citizensfla.com

ROOF CONSTRUCTION INSPECTIONS: Will “... conduct inspections of construction, alteration, repair, remodeling, or demolition of structures and the installation of building systems …to ensure compliance with the Florida Building Code…”. FS 468.604 (2)
